A major overhaul of systems and cosmetics including plumbing updates, electrical updates, water heater replacement, porch repair, siding repair, window replacement, window resizing, exterior paint, staircase renovation, basement unit removal and conversion to a laundry room, interior paint, cabinet replacement, countertop replacement, kitchens and bath tiling, and hardwood refinish.

Cosmetic updates to lower vacant unit including interior paint, cabinet replacement, countertop replacement, kitchens and bath tiling, and hardwood refinish. Updates to upper unit including window replacement, plumbing repair, shower replacement, installation of new electric water heater, electrical updates, countertop replacement, kitchens and bath tiling, and hardwood refinishing.
Fourplex in Pendelton Heights area of Kansas City, MO
Acquired June 2018 and rehab complete April 2019
Complete gut rehab of a 1905 fourplex. Everything but the exterior and orginal hardwoods were replaced including roof, plumbing, electrical windows, and HVAC. Each unit got a complete renovation and an in-unit washer and dryer.

Acquired November 2018 and rehab completed March 2020
This is a slow turn project, bought with tenants in place and each unit updated one by one. Each unit has a high-quality finish and gets rents more than 300 higher per unit than when purchased. The Exterior plumbing and electrical all updated.
8-unit Apartment in Kansas City, MO (64118)
Acquired December 2018 and rehab started March 2019.
This is value add through time project. As of March 2020, 5 of the 8 units have been rehabbed and brought to market rent. The exterior is now painted and landscaping is complete.
